We collect rent on behalf of landlords:
Property maintenance issues are taken care of throughout the lease term. This is particularly attractive e.g. for landlords living abroad or with full time commitments elsewhere.
All that is required is one month’s rent free period, which allows us to find you a suitable tenant for your property and for us to enhance the property if required to avail the best possible rent.
Your rent is paid promptly to your account each month by standing order.
Your rent is guaranteed throughout the lease term (3-5) years, whether the tenant pays rent or not, or the property is occupied or vacant.
At a personal level, we aim to accommodate the requirements of all our clients landlords & tenants alike, by negotiating and compromising where and when necessary. Reaching mutually beneficial agreements/decisions with them is always a great achievement for everyone involved.
Some tenants are new to the UK and find it difficult to express their housing needs as language can be a barrier, our small team here are multilingual in many languages i.e. Arabic, Farsi, Gujrati, Urdu, English etc. and they will be pleased to assist in any way they can to make your move as smooth as possible.
If tenants have special requirements for rent payment i.e. their tenancy agreement commences at the start of the month but their payment cannot be arranged till a few days into the same rental month, we will try our best to accommodate a reasonable later payment date. Payments can be made in person by visiting our office or by phone, we accept all major credit and debit cards or alternatively rent can be paid into our account.
Deposits are normally returned within ten working days from the date the tenant vacates the premises, subject to the property being in the original condition it was let and no outstanding bills remain or damages to fixture, fitting or contents of the property.
If the tenants need change and require a larger or smaller property, we help try to find suitable alternative accommodation, at the same time we ensure the landlord’s property does not remain vacant.
Before tenants move into a furnished accommodation, if they have any additional requirements, we negotiate on their behalf with the landlord for their additional requirements to ensure they have a comfortable tenancy.
At Highlands we act as a conduit between both our tenants and landlords to ensure a seamless and professional service.
